Works included the complete renovation of the building asset including a new hierarchy of accommodation.

Mast Brothers. In the Beginning ...

Where it all started.
Our acclaimed 2016 retail scheme located in Shoreditch, East London.
Following our formation, one of our early projects included assisting the Mast Brothers to launch their UK flagship store.
The brief; a super-accelerated delivery of the scheme to a set opening day deadline (Valentine's Day). Ambitious but achievable with the correct methodology. From the drawing board to full completion in
under 3 months (including required planning consents).
A contemporary and sleek design aesthetic created to align to the company's brand identity.
The return unit zoned with:
(a) an exhibition/display area fronting the public realm
(b) main retail 'shopfloor' demise
(c) back-of-house manufacturing zone
(d) rear packaging and sorting space + ancillary parts.

A building asset with huge potential but a track record of objections and refusals to repurpose the asset.
Our proposals are a fresh perspective on returns re-focused towards community returns.
Our client wishes to re-purpose the auditorium space for gathering events.
Other areas; upgraded to provide refreshment opportunities and SME rentals (studio, art spaces etc).
Intensive community engagement is mooted to allow for required stakeholder input and avoid mass objections (as encountered by others).
Sevenoaks Community Architecture
Dunton Green, Sevenoaks, UK
Repurposing vacant unloved warehouses into a new Community Destination!
Dunton Green, Sevenoaks.
Our proposals for the redevelopment of enclosed industrial warehouses (a former bottling plant); proposes to fully repurpose the asset and site grounds, returning a new attractive multi-use space (with varied community-led-uses).
Our submittal details the proposed overhaul of the site; with initial upgrades focused to the primary (front) elevations of the building - with full upgrades proposed to all internal parts.
The site will offer a multitude of opportunities:
- an eatery to meet, eat and converse;
- a soft play area for children to utilise;
- a series of work spaces for SME opportunities;
- auditorium spaces for varied event uses;
- a small gym operator affording locals a destination for exercise.
Brass Architecture (and our repeat client) have gained permissions elsewhere for likewise development proposals with community engagement and support at the heart of our proposals.
Islington. Infill Architecture.

The insertion of new housing in a dense urban location.
Located in the heart of London.
Our ‘Peek a Boo’ housing insertion is proposed at a prominent application site located in the Angel area of Islington, North London. A 'hidden' intervention.
Our team have maximised returns at the site balanced with Local Planning Authority (LPA) and Conservation Area directives. Such works require architectural flair; evolving a scheme befitting of consent (whilst ensuring the insertion does not impact immediate neighbours).
Our finalised works; a contemporary intervention within a heritage setting. Informed by several rounds of liaison with the LPA.

Achieving the Impossible? Again?
The redevelopment of an equestrian farm in the heart of the Green Belt.
Brass Architecture delivered the substantial overhaul of this residential (equestrian farm complex) site with impressive uplifts in massing and floor area. Another example of how effective communication of 'planning balance' overrides generic non site specific policies!
The site, on the outskirts of Sevenoaks in Kent has future design phases to be rolled out over the coming years including farm shop, grazing zones and butchery.

Competition Winners!
Substantial Education Works.
Brass Architecture submitted proposals for an invited competition (a shortlist of architect practices) to upgrade and future proof a prestigious primary school located in the heart of Highgate, North London.
We submitted our thoughts to address the circulated school brief, whilst proposing a future proofed school design (for the full redevelopment of the application site). Our scheme was selected the winner ahead of a number of notable architectural studios. Our entry tests the concepts of teaching methods applicable to modern schooling. Parallel with the overhaul of full site aesthetics as part of a mooted 20+ year redevelopment plan.
Our design merges new infrastructure with historic listed building fabric.
Leigh-on-Sea. Coastal Outhouse.

A stunning outhouse overlooking the sea.
A modern intervention in a historic coastal location.
Brass Architecture designed and delivered a garden outhouse in the grounds of a large residential property (Leigh-on-Sea, Essex), overlooking the historic coastal town of ‘Old Leigh’ and the seafront beyond.
Our design; a charred timber contemporary intervention, contrasting with the traditional host residential building in the immediate vicinity.
The outhouse contains lounge area, bar/kitchenette, WC, services zone, along with external log store.
Full external re-landscaping of the application site connects the outhouse with the main home.
'Nestled in nature', a wildflower roof finish blends the structure with surrounds during the summer months.

Katie Hillier engaged with Brass Architecture regarding the appraisal and upgrade of their existing studio space located in the prestigious Rochelle School, Shoreditch, London, UK.
Our brief; to overhaul the tired HQ space re-imagined as an inspiring space to work and allow for creativity to thrive.
Our returned design is simple, the insertion of a feature storage/display wall to the perimeter edge with a new timber mezzanine introduced to 'zone the space' and meet user needs (client brief).

The existing ‘scrap of land’ is sandwiched between existing residential plots. Our new build insertion sits comfortably within this tight urban setting.
Proposed architectural language makes considerable reference to the street's character while ensuring the design is clean, modern and avoids pastiche.

A substantial development in the heart of the Green Belt.
The site, includes a listed historic former gatehouse (residential) building with associative structures set across a generous plot located in Harrow, North London.
The conundrum?
How can the site be developed as a family home with tough Green Belt restrictions in place?
Inventive thresholds between the old and the new, alongside carefully planned landscaping, softens the new built form, integrating our interventions within the wider street scene context.

Evaluating best use of valuable Levelling Up Funds.
Brass Architecture reviewed a prominent site in Marsden, West Yorkshire. Our works formulated in line with LPA directives and the award of Government Levelling Up Funds.
We challenge the objectives of provisional proposals (prepared by others); to demolish the historic treasured warehouse infrastructure, replaced with (in our opinion) uninspiring industrial work units.
We believe Marsden deserves better!

Air space development and extensions of a tired high street building asset.
Re-imagining a key high street location.
The site of Park Street is in close proximity to the key transport hubs of Luton and fronts the town centre high street. Our proposal; to retain and improve the ground commercial use with the upper floors re-imagined for residential use (including rear and upper extensions). The change of use of upper floors (and substantial extension of the site) returns notable apartment unit numbers of varying sizes.
We have submitted and gained a range of consents that piece together to return an impressive anchor development. Revitalising the High Street!
