Air space development and extensions of a tired high street building asset.
Re-imagining a key high street location!
The site of Park Street is in close proximity to the key transport hubs of Luton and fronts the town centre high street. Our proposal, to retain and improve the ground commercial use with the upper floors re-imagined for residential use (including rear and upper extensions).
We have submitted and gained a range of consents that piece together to return an impressive anchor development. Revitalising the High Street!

Our client, looking to uplift the site (whilst extending and adding new residential units), trusted our team to develop as required.
The site as consented (planning, permitted development, change of use applications, hybrid submittals) showcased to the community and LPA that the site is befitting of overhaul.
Our works carefully managed via a range of applications.
Once collated, the multitude of applications (merged) return a large scale anchor redevelopment scheme.
The residential returns at the site are varied in size and unit numbers concur with LPA housing targets.
The development is delivered as car-free given excellent transport infrastructure.
The scheme challenges the notion of what do we do to improve our tiring, evolving high streets?
The architecture proposed is contextually whilst modern. The challenge for our team ... improving an unsightly asset whilst complying with client brief and wider stakeholder inputs.
