What did we do?

The insertion of new housing in a dense urban location.

Located in the heart of London.

Our ‘Peek a Boo’ housing insertion is proposed at a prominent application site located in the Angel area of Islington, North London. A 'hidden' intervention.

Our team have maximised returns at the site balanced with Local Planning Authority (LPA) and Conservation Area directives.

Such works require architectural flair; evolving a scheme befitting of consent (whilst ensuring the insertion does not impact immediate neighbours).

Our finalised works; a contemporary intervention within a heritage setting. Informed by several rounds of liaison with the LPA.

An exciting (but challenging) scheme to upgrade a historic host building located in the heart of a conservation area; whilst demolishing rear parts of the site for new/ future residential opportunities.

The existing site comprises of ground floor commercial tenant with tired residential apartments at upper levels. The rear of the site contains historic builders’ yard and disused garages.

Our proposals seek to remove all tired rear infrastructure, demolish the poor rear public facing boundary wall, and fully remodel the application site.

A new upper dormer extension is proposed to the host building alongside internal remodelling. Rear extensions to the host building allow for sqm uplift. A new mews property is proposed to the rear of the site.

Full returns include retention of existing commercial tenant (with improved offerings) with 2no. new residential units at the upper levels of the host building (net gain of 1no. additional apartment unit).

A new 2-bed mews house to the rear of the site fronts the public realm (split over ground and lower ground levels): with a sunken courtyard at basement level providing private amenity space with ‘open void’ space above (affording light to all internal accommodation areas).

Our proposals rejuvenate the tired location. Architectural emphasis revolved on the type of development befitting of site location and the immediate threshold with the public realm.

Our design utilises the use of brick in a contemporary manner to rear ‘new parts’ with all new interventions subservient to the host’ building.

Our repeat client wishing to maximise returns whilst adding to the diverse architectural typologies found in the wider Islington area.

Brass Architecture utilised our skill set to negotiate agreed intervention options with the Local Planning Authority, stress testing massing options parallel with commercial modelling - to resolve best returns.

The rear mews insertion acts as a ‘hidden house’ - undetectable from the public realm.
